GROUND BROKEN ON THE UNION AT VALDOSTA APARTMENTS, A $14.3 MILLION HOUSING AND RETAIL DEVELOPMENT IN HISTORIC DOWNTOWN VALDOSTA

Mixed-use project will bring 51 new residences and ground-floor commercial space to the heart of downtown

Winnersville Investment Partners today broke ground on The Union at Valdosta Apartments, a $14.3 million mixed-use development that will bring 51 new residential apartments and ground-floor commercial space to Historic Downtown Valdosta. The ceremony, held at 112 W Hill Street, drew city and county leaders, community members, contractors, lenders and media to mark the start of construction on one of downtown's largest recent private investments.

The residential component will include six studios, 24 one-bedroom residences and 21 two-bedroom residences. Ground-floor commercial space is approximately 80% pre-leased. Residential pre-leasing is expected to begin in early summer 2027, with project completion anticipated in late 2027.

Gideon Construction, based in Valdosta, will serve as general contractor for the project.

“This groundbreaking represents years of planning and a real commitment to Downtown Valdosta," said Daniel Bayman, Developer, Winnersville Investment Partners. "We are excited to bring quality housing and retail space to our community. To continue the amazing momentum Downtown Valdosta is currently experiencing and we are grateful to our local leadership, our lenders and our future tenants for believing in this project."

"As a Valdosta-based contractor, this project is personal for us," said Trent Parkerson, CEO, Gideon Construction. "We're looking forward to putting our team to work building something that will serve this community for decades to come, right in the heart of the downtown we call home."

"The Union at Valdosta Apartments is exactly the kind of investment that strengthens our downtown's economy," said Patrick Pearson, Main Street Manager. "New rooftops mean new customers for our shops and restaurants, and this project alone represents $14.3 million in new investment and dozens of new residents who will help downtown Valdosta thrive."
